6 Small Changes That Make a Big Impact When Staging Your Home

  1. First Impression…most buyers will do a “drive by” before scheduling a showing.  Don’t miss out by not having the outside of your home in tip top shape.
  2. Less is more…Declutter!  Show clients the open and airy space of your home and allow them to envision the potential. Clean windows, open curtains and let the light shine in.
  3. Grab a brush, actually watch someone else grab a brush…Freshly painted walls do wonders for home sales.  Worth the expense to hire if you are not a good painter.  A bad paint job is worse than no new paint.
  4. Rearrange your furniture… Rearrange the rooms in your home to reel in prospective buyers. Make sure each room has a distinct, useful purpose.
  5. Assess your kitchen…Kitchens sells homes. If upgrading anything start with your kitchen
  6. Test the senses…Nice music and fresh flowers help make the showing and enjoyable experience for your buyers.

6 Tips to a Stress-free Sale

  1. Pick a market savy Realtor…Pick an agent who knows the market and will take the time to work with you and invest the time to market your home.
  2. Make your home stand out…Be the best in your price point.  Go the extra mile and make sure your home is clean, de-cluttered, and overall ready for a new buyer.  Smells have a huge impact on buyers, fresh and clean or a fresh baked pie smell works wonders.
  3. Price it right…Your Realtor can help you assess the market, pull comps, and discuss a pricing strategy to sell your home.  Avoid overpricing, don’t discourage buyers from viewing your home because the price is too high. 
  4. Make all of your repairs prior to listing…Don’t be in the middle of a repair when someone wants to see your home.  Get everything done before listing.  This will save you money in the long run and avoid problems with home inspections.
  5. Be flexible…It never fails, buyers always want to see your home when you are in the middle of dinner or when company is over.  Be flexible, buyers have to see your property before they will buy it.  Keep in mind this will only be for a short amount of time and the end outcome with be worth it.
  6. Be ready…Be prepared for when an offer comes in.  Know what your bottom line is.  Don’t be offended if you get a low offer, some buyers use this tactic to test the waters.  Be patient, the deal may work out.
