What is an easement?

The dictionary defines an easement (in real estate terms) as something that “gives a person or entity the right to access real property that’s owned by someone else for a limited and specific purpose”… so, an easement can be a variety of things! 

There are utility easements, which give a general, overall access to the utility companies on property.

There are driveway easements, where your neighbors driveway may be on your property slightly, and it’s filed as an easement.

Tax ditches are also easements, which allow access to the ditch, typically by the state.
