Waterfront Home Expertise on the Delaware and Maryland Coast
By Neil | Ashley Brosnahan Team
When I walk through a waterfront home, I look at the view, the layout and how the spaces feel. I also look at how the home has been built, how it has been maintained and what ownership is likely to involve.
That perspective comes from nearly 30 years in the home industry, with almost all of that time spent working with oceanfront and bayfront properties. I have designed and built oceanfront homes, maintained them and dealt firsthand with the challenges that come with coastal exposure. My wife, Ashley, and I currently live directly on the waterfront, and I have personal experience living in a flood zone.
For our clients, that experience helps turn a beautiful waterfront property into a more informed buying or selling decision.
What years of waterfront ownership teach you
Living on the water gives you a practical understanding of a home that goes beyond a showing. You become familiar with the upkeep, the way materials age and the details that deserve attention before a small concern becomes a larger project.
Over the years, I have encountered a wide range of problems affecting waterfront homes and worked through ways to address them. That experience shapes the questions I ask: What is causing the issue? Has the cause been addressed? Is the proposed repair appropriate for this setting? What will it require to maintain?
I bring those questions to the buying process so clients can investigate concerns early and involve the right specialists when needed.
Choosing materials that belong on the coast
A finish can look excellent when it is installed. What interests me is how it will perform after years of exposure and use.
My experience with coastal homes has taught me to pay close attention to material selection, installation and maintenance. Exterior hardware, railings, decking, doors, windows and trim all deserve that consideration. Even a premium product needs to suit its location and be installed correctly.
I’ve seen people choose expensive trendy outdoor light fixtures. While they look amazing when they’re first installed in a year’s time they will deteriorate into something that looks horrible. A good quality light fixture that is made out of a marine grade finish is a must for any coastal application. These could be marine grade coatings, burnished bronze, or a marine grade aluminum. It’s so important to look at these details that most people without the experience of coastal living would not recognize.
When clients consider a purchase or an improvement, I help them think through where a more durable choice may be worth the investment and where an attractive, more affordable option may serve them well. The goal is to understand both the initial cost and the ownership commitment.
Recognizing luxury beyond the finishes
Working with waterfront homes has also kept me closely involved with the features and details that distinguish a luxury home. I look at how the floor plan works, the quality of the workmanship, the consistency of the finishes and how comfortably the home supports daily living and entertaining.
On the waterfront, that includes how the home connects to its setting. The placement of gathering spaces, access to outdoor areas, privacy and the way a home captures its views can all influence the experience of living there.
That helps buyers assess the substance behind a luxury asking price. For sellers, it helps us identify and explain the qualities that deserve attention in the marketing.
Creating a luxury feel with a thoughtful budget
I also enjoy helping people see how thoughtful choices can improve a home without requiring the most expensive version of every material.
Depending on the property, coordinated lighting, well-chosen hardware, a consistent finish palette or carefully detailed trim can make spaces feel more polished. An affordable material used appropriately and installed well can be a better choice than an expensive material that does not suit the home.
For sellers, the starting point is deciding which improvements are likely to strengthen the presentation and which may be unnecessary. For buyers, it is recognizing a home with the potential to become what they want. Any expected return on improvements needs to be considered in the context of that property and its market.
Bringing practical experience to flood zone questions
Flood zones are part of the waterfront conversation, and I have experience living with the questions they raise. I can help clients locate a property on published FEMA flood maps, identify its mapped designation and organize the questions that need further review.
A mapped designation is one part of evaluating a property. Depending on the home, that discussion may also involve elevation information, insurance, past flooding and proposed improvements. I help clients bring those questions to the appropriate insurance professional, surveyor, inspector or local floodplain official. Property-specific requirements and coverage should be confirmed with those professionals.
Using waterfront knowledge to market a home
For a seller, practical knowledge helps us explain the home in greater detail. We can identify documented improvements, describe material choices and show how the design supports waterfront living.
The Ashley Brosnahan Team combines that understanding with professional photography, drone imagery, video, paid social advertising, luxury publications, broker networking and regional buyer outreach. Those tools give us ways to show the property clearly and communicate the features that matter to its likely buyers.
Our coastal work includes Lewes, Rehoboth Beach, Dewey Beach, Bethany Beach, South Bethany and Fenwick Island in Delaware, along with Ocean City and nearby Maryland coastal communities. Each property deserves an explanation of its own setting, condition and strengths.
