Why Getting Pre-Approved Is One of the First Steps to Buying a Home

If you’re thinking about buying a home, you’ve probably heard your Realtor ask, “Have you talked to a lender yet?” And there’s a good reason for that!

Whether you're purchasing your first home, looking for a vacation property, or planning a move to Coastal Delaware or Coastal Maryland, getting pre-approved for a mortgage is one of the most important steps you can take before beginning your home search.

We always encourage our buyers to start this conversation early. Not only does it help you better understand your budget, but it also allows you to move forward with more confidence when you find a home you love.

So, what exactly does getting pre-approved mean, and why does it matter?

What Does It Mean to Be Pre-Approved for a Mortgage?

A mortgage pre-approval means a lender has reviewed your financial information to determine how much you may be able to borrow toward the purchase of a home.

During this process, your lender will typically review a few important details, including:

  • Income: Your earnings and employment information.

  • Credit: Your credit history and overall credit profile.

  • Debts: Existing financial obligations, such as car payments or student loans.

  • Assets: Savings and other funds available for your home purchase.

Once your lender has reviewed this information, they'll typically provide a pre-approval letter outlining the loan amount you may qualify for.

One thing we always remind our buyers is that just because you're pre-approved for a certain amount doesn't mean you have to spend that amount.

For example, if you're pre-approved for a $500,000 mortgage, that doesn't necessarily mean purchasing a $500,000 home is the best fit for your lifestyle or financial goals.

You'll also want to consider your down payment, monthly mortgage payment, property taxes, homeowners insurance, HOA fees, and the other expenses that come with owning a home.

The goal is to find a home you love while making sure the numbers feel comfortable for you.

What's the Difference Between Pre-Approved and Pre-Qualified?

If you've started researching the homebuying process, you've probably come across both of these terms. While they sound similar, there is an important difference.

Pre-qualification is generally an early estimate of how much you may be able to borrow based on financial information you provide to a lender.

Pre-approval typically involves a more detailed review of your financial situation, including supporting documentation.

Because every lender has their own process, it's always a good idea to ask what their pre-approval includes.

Both can be helpful, but having a pre-approval letter can give you a clearer picture of your financing options as you begin searching for a home.

Why Should You Get Pre-Approved Before Starting Your Home Search?

We know how exciting it can be to start browsing homes, exploring neighborhoods, and imagining what life could look like in a new place.

But before you fall in love with a home, taking the time to get pre-approved can make the entire experience feel much more manageable.

Here are a few reasons we encourage our buyers to take this step early:

  • You'll have a better understanding of your budget. Instead of guessing what you can afford, you'll have a clearer idea of your potential financing range.

  • You can search for homes with confidence. Knowing your budget helps narrow your search to properties that make sense for your needs and financial goals.

  • You'll be better prepared to make an offer. When you find the right home, having a pre-approval letter ready can help you move forward without unnecessary delays.

Whether you're searching for a primary residence, a coastal getaway, or a place to enjoy your next chapter, being prepared financially allows you to focus on what really matters: finding a home that feels right for you.

Does Pre-Approval Guarantee You'll Get a Mortgage?

One important thing to remember is that a mortgage pre-approval is not a guarantee of final loan approval.

Your lender will still need to complete the full mortgage approval and underwriting process before your financing is finalized.

It's also important to remember that the amount you're approved for and the amount you're comfortable spending may be two different things.

Just because a lender says you can spend a certain amount doesn't necessarily mean you should.

We believe buying a home should be an exciting experience, and part of that is making sure your purchase fits comfortably into your life, your budget, and your long-term goals.
